Who operates this site

This website is operated by Host Community Partners, formed in 2026, of 4056 Peregrine Way, Gainesville, GA 30506. General enquiries: bernard@hostcommunitypartners.com.

Host Community Partners is a Georgia firm with three partners. Any question about the firm, this site, or an engagement can be directed to the address above and will be answered.

Our role — the disclosure that matters most

In most engagements Host Community Partners is retained and paid by the developer of a project. In others the client is a county, development authority, or regional organization.

We work one side per county — a developer or a community in a given county, never both. Where the developer is our client we are an agent of the applicant: not a representative of any local government, not an independent representative of any community, and not a neutral party in any proceeding. Where a community is our client we do not act for any developer siting in that county. Which applies is disclosed on request and without being asked.

Activity that constitutes lobbying under Georgia law is registered and disclosed as that law requires.See our public engagement standards.

Not legal advice. Nothing on this site is legal advice and nothing here creates an attorney-client relationship. One of our partners is an attorney; this firm does not practice law and does not provide legal services to clients or to communities. Consult your own counsel.

No promised outcome. Nothing on this site is a representation that any project will be approved, permitted, or completed, or that any engagement will produce a particular result. No firm can promise a rezoning, and we do not.

Statutory, regulatory, and legislative descriptions on this site — particularly on the insights pages — are summaries current only as of the date stated, provided for general orientation. They change. Verify against the primary source before relying on any of it.

Example question-and-answer registers, commitments trackers, and reporting formats shown on this site are illustrative formats. They do not describe any real project, county, company, or person, and no figure in them is a representation about any actual facility.

This site publishes no case studies, client names, testimonials, or performance statistics, because we have none to publish and will not manufacture them.

Trade marks and logos. The Host Community Partners wordmark and mark may not be used without written permission.
